Renovation feasibility study

Renovation feasibility analysis

If you are planning to renovate a property, sometimes excitement gets hold, and it becomes extremely easy to get carried away by the vision of what you want to achieve.

Let's be honest -letting your imagination fly and dreaming a great end result is quite enjoyable. However, we are here to help you keep your feet on the ground and ensure that your renovation complies with planning laws, is cost- effective and within your budget.

In addition, we will assist you in making sure that idea is translated into a layout that is realistic from a functional and technical point of view.

Elements of a renovation feasibility analysis

A feasibility analysis will include the following aspects:

Existing drawings:
We will produce the existing drawings of your property or the part of your property you want to renovate.

To do so, we will carrying out a measured survey, we will take 3D videos and high resolution pictures to make sure all small details are included.

Schematic drawings:
We will produce drawings of the scheme or schemes you want to develop. These are not construction drawings or detailed drawings but are detailed enough to give you an idea of the proposed layout, its practicallity, achievability, and will be the basis to calculate its cost.

Timeline:
We will produce a detailed timeline (Gantt Diagram) so you can have a clear picture of the steps and the duration of your renovation project.

Renovation cost estimate:
It is breakdown of the cost it will take to execute the works, organised by chapters, such as, professional fees, and the all the construction cost split in its main components, such as structure, masonry, drainage, etc.

Nearby comparisons:
We will produce a comparison of the sale prices and monthly rents of comparable properties in your area. This will help you calculate if the suggested renovation makes financial sense or if changes are needed to ensure its financial viability.

All the aboe is done before the project is sumbitted for planning approval, as there is nothing worse than waiting for planning approval for several months to realise the project is unviable or even worst, undeliverable, for techincal, or financial reasons.
